Let’s talk about inspection reports. What happens when you put an offer it’s accepted you do your inspection. There’s a list of things that needs to be taken care of. Now the good news is if it’s a brand new house that you’re buying, you can definitely go back to the builder and give him an item of things that to fix a replace and they will do it because chances are it’s going to be under warranty anyways. But if you’re buying a pre-owned home or a secondhand home, you might want to consider those things.

Let’s go you write the offer in the first place. Because if you go back to the seller and say hey, I want to replace a new roof I want you to replace the furnace because it’s an old or hot water tank and such. Unless you’re buying a brand new home most likely they’re not going to do it. Now if there’s an issue with appliances or the furnace or whatever and they’re not working or they’re leaking. Definitely, your realtor’s job is to best protect you and go back to the seller and renegotiate that and get them to replace it. But if it’s not a brand new home chances are they won’t do it.
